ABOUT

You will find our cozy home amid 350 acres of organically-farmed fields, and pastures, mowed by grass-fed cattle.

The Inn offers longer term stays where you can work and/or home school: fast wifi for zoom meetings and computer/technology. Text works better than cell calls, but if you have to call instead of zoom or facetime, take a walk up the hill and use our "Tardis" phone booth.

With six bedrooms, 2.5 bathrooms and a kitchen large enough to feed a crowd, you can bring the whole family or a small group.

Enjoy cups of coffee and sunshine on the sunporch, walks in the pastures. Explore northeast Nebraska by visiting the Nissen Wine vineyard, Bow Valley’s historic Sts. Peter and Paul church, and the Lewis and Clark recreation area up by Yankton, SD.

Three generations of Kleinschmits have lived in the house, which was built in 1947. We are pleased to share our home with you, as you will see by the pictures, toys and other sundry items reminiscent of our family. Please let us know if you have any questions.

Room Description

The Farmhouse Inn is a traditional country home with modern updates.

Note: Stairs going upstairs, steep, but has a handrail.

Bedrooms: (sleeps 13) 3 queens, 3 twins and 1 full

· Four bedrooms on the second floor contain: 2 queen beds, 2 twin beds, 1 full bed, 1 twin mattress available on floor.

· Two main floor bedrooms: 1 queen and 1 twin bed. (handicap accessible, no steps, 32-38" space around queen bed).

· Queen and twin air mattresses and an old twin cot available.

Bathrooms:

· 2 on the main floor, 1 with full tub and shower,

1 on sun porch is handicap accessible with 36" door to access, walk-in shower with hand-held shower & portable seat, tall toilet, & assist side rail.

· Half-bath on 2nd floor.

Kitchen, dining and living room:

The large kitchen accommodates any need or crew, complete with appliances and seating for up to 10, a comfortable living room and dining/game table provide a space for relaxation.

Guests have access to an attached utility room with washer and dryer, second stove and refrigerator.

Accessible handicap entrance through garage/utility room or sunporch.

Complimentary Internet and television, with DVD and video player, variety of movies.

Extended Stay: Discounts available 20% week 20%, 8 days-2 weeks 40, 30 days 60%.

Over 30 days negotiable depending on availability.

No Hunters

No smoking in house, (recepticales outside)

Not pets unless arranged with owner.

No parties or events, unless approved by owner

No hunting, 4 wheelers or snowmobils permitted on the farm

Keep out of Restricted Areas, including any out buildings on the farm

No fires outside

Pull Grill away from house & turn off valve from gas canister!!!!

Check-in: 3:00 pm

Check-out: 10:00 am deposit refunded if no damage.

Please place:

dirty dishes in the dishwasher
sheets & pillowcases stripped from beds and put in front of washer/dryer in utility room
towels gathered and put in front washer/dryer in utility room
all trash gathered and put in trash container in utility room
